Buying in Doral: what to check before you commit

Most of Doral went up in the last thirty years. Here is what that means for construction age, association costs, flood zone, and the drive to work.

Construction age changes the numbers

Most housing here was built after the mid-1990s, so roofs, windows, and systems tend to be newer than in older parts of the county, and much of the stock was built to the strengthened Florida code. Ask for the roof and air-conditioning dates anyway, and read the four-point inspection, because a 2004 roof and a 2019 roof insure very differently.

Association fees, CDD assessments, and rules

Most homes sit in a gated community with a homeowner association, and some newer developments also carry a community development district assessment on the tax bill, separate from the association fee and running for decades. Read the budget, the reserves, the leasing restrictions, and any pending special assessment before you sign. We pull those documents and go through them with you.

Flood zone, commute, and inventory

Flood zone is set parcel by parcel and decides whether flood insurance is required and what it costs, so check the exact address rather than the area. On the commute, Miami International Airport and the business parks beside it are close, while downtown and Brickell run on the expressways and stretch at rush hour.
