Closing costs in Miami, what to expect

Beyond the price, a few taxes and fees close the deal. Here is a plain-language view, plus a free estimator.

The main line items

The two big taxes at a Miami-Dade closing are the documentary stamps on the deed and, if you finance, the stamps and intangible tax on the mortgage. The deed stamps are customarily the seller's, so for a cash buyer the largest single line is normally the owner's title insurance policy, followed by recording fees and a survey. Who pays which item is negotiable and is written into the contract, and our estimator lets you switch the deed stamps to your side if you agreed to take them.

Cash buyers pay less at closing

Because the mortgage taxes only apply when you borrow, paying cash removes them. Our free closing-cost estimator lets you compare cash and financed side by side for Miami-Dade, so there are no surprises.

We confirm the exact numbers

Every deal is a little different, so we confirm the exact figures with the title company before you commit. The estimator is for planning, and this is general information, not a quote.
