Commissions are negotiable. There is no standard rate, and none is set by law or by All In One International Realty, so this field starts at zero rather than suggesting a figure. Enter the rate in your listing agreement, or try a few to see how the number moves. Buyer-agent compensation is now negotiated separately, so include it here only if you have agreed to contribute to it.

Documentary stamps on deed$9,975

Miami-Dade charges $0.60 per $100 of deed stamps, plus a $0.45 per $100 surtax on any transfer that is not a single-family residence. A condo pays both.

An estimate. It includes the Miami-Dade deed stamp tax, which the seller customarily pays in Florida and which our buyer closing-cost tool therefore leaves out by default so the same tax is never charged twice in one deal. It does not include capital-gains tax, prorated property taxes, HOA estoppel fees, or a payoff's per-diem interest. This is general information, not tax advice.
