Documentary stamps on the deed are a one-time transfer tax paid once per sale, and in Florida the seller customarily pays them. They are excluded above unless you tick the box, so that this tool and our seller net-proceeds calculator never charge the same tax to both sides of one deal. Who pays is negotiable and belongs in the contract. At this price they would be $8,925.

Miami-Dade charges $0.60 per $100 on the deed, lower than the $0.70 elsewhere in Florida, but it adds a $0.45 per $100 surtax on any transfer that is not a single-family residence. A condo pays the surtax.

Florida's owner's title premium is a promulgated band schedule, not a flat percentage: $5.75 per $1,000 on the first $100,000, $5.00 to $1,000,000, $2.50 to $5,000,000, $2.25 to $10,000,000, and $2.00 above that. Each rate applies only to the slice of the price inside its band.

If you later sell as a foreign owner, FIRPTA may withhold part of the sale price at closing. That is a resale item, not a buyer cost, and is often partly refunded when you file.
